As a landlord you want your tenants, or clients as I call them, to take good care of your property. I call my tenants “clients” because they spend a good amount of money with me all year paying their rent. If you respect your tenants/clients they will respect you. They will pay on time and maintain your property like it’s their own.
How do you do this? Getting off on the right foot is a great starting point. I do this by giving my new tenants a welcome package that they can use the day they move in. This usually includes a lot of cleaning supplies (no excuse not to keep the place clean), toilet paper, paper towels, dishwasher pucks, some alcohol, and maybe a gift card to a local restaurant near by. I also write a big message in a card, or on a piece of paper that says “WELCOME TO YOUR NEW HOME”. This initiates positives vibes between tenant and landlord, which helps them truly believe that this is their home and they should respect it like it’s their own.

Being an investor in rental properties before becoming a real estate agent has allowed me to pass along my experience of knowledge to my real estate clients. If you aren’t making a good first impression as a landlord then you’re already like 90% of them. Be a part of the 10% doing more to accommodate your tenants and you’ll see more then just a ROI.
