For Sale By The Owner
The title of this option is pretty self explanatory. It means: you as the home owner will sell your home by yourself. You will be solely responsible for marketing and advertising, open houses, showings and negotiations. Further, you will need to arrange the closing with a lawyer when a deal is secured. This has been done successfully in the past by many home owners. However, home seller beware. Without the tools and experience of a professional certain important steps and pre-cautions could be missed. Should you decide to choose this option to sell your house be sure to do your research in order to protect yourself from any potential liability. Learn more about the home selling process here.
Mere Posting
A mere posting is more of an industry term however it does explain exactly what it is. Merely a posting on the MLS (Multiple Listing Service ) system. This will help you sell your house with more exposure then just advertising and marketing it on your own. With a mere posting you do use the services of a Realtor however for the most part it’s just the access to have your home marketed online through their channels. There isn’t usually any other services provided to home sellers in this type of relationship. Every relationship and contract for a mere posting is different so discuss any and all options for this choice with a realtor.
Exclusive Listing
An exclusive listing is essentially the opposite of a mere posting. For both, you have an established relationship with a realtor however with the exclusive listing it is only 1 relationship or realtor involved versus 2. (buyer agent and seller agent) When you opt for exclusive listing with a realtor your home is not published on the MLS system because as a part of the rules and regulations of the system some form of remuneration to a cooperating (buyer) broker must be offer. This can be anything and is negotiable however there must be something. The benefit to an exclusive listing would be receiving the of expertise, knowledge, negotiation and marketing skills of a realtor without necessarily paying a full commission rate. Again, there are positive and negatives to either side of this choice so be sure to discuss your options with a realtor beforehand.
Wholesale
Wholesale is a relatively new term within the real estate world although not a new process and way to sell your house. Have you ever seen those signs around the read; “We Buy Houses. Cash. Any Condition!” Those are more than likely publications from real estate wholesalers. Wholesaling is another post altogether so for now, here are the coles notes:
Typically there is no realtor or real estate professional involved in the wholesaling process. You would approach or be approached by the wholesaling individual or company negotiate a fair sale price for your home. ( usually under it’s true value ) The reason the wholesaler wants your home is obviously for a profit. They either intend to fix your home up and resell it or use it for an investment of some kind.
Wholesaling can be complicated process. So be sure to consult with a realtor or lawyer if this is the avenue you decide to take.
